Two heritage districts. One quiet install.

Most of Rosedale sits in the South Rosedale and North Rosedale Heritage Conservation Districts. Both plans ask for a heritage permit before alterations visible from the street, and name new antennas, aerials, vents and exterior air conditioning units. Interior work and exterior lights are exempt.

Inside, not across the brick

Wiring runs through basements, attics and walls, never along the masonry, and plaster is patched to match.

Out of sight from the street

Equipment goes inside, or where no street, lane or ravine park can see it, so the house looks the same from outside.

Permit first, if anything shows

If a piece has to be visible, you hear it before the quote, so you can apply for the heritage permit first.

“Their customer service was outstanding, and as someone who is very OCD about details, I was blown away by how clean the install was…”

From recent AVAS Automation projects: the technology is there, the house still looks like itself.

What we check on every Rosedale home before the plan is final. Worth knowing whoever does your work, along with these questions to ask any installer.

Visible from the streetAntennas, aerials, vents and outdoor air conditioning units need a heritage permit in both districts. Exterior lights and interior work do not.
Ravine lotsHomes backing onto the Rosedale Valley, Park Drive or Moore Park ravines can need a ravine permit before trenching for garden lighting, gates or camera posts. How to check your address.
Big treesTrenching near a private tree of 30 cm or more across the trunk needs a City tree permit, so cable routes go around root zones.
Older wiringMost South Rosedale homes date from 1901 to 1920 and North Rosedale's from the 1920s and 1930s, the era Ontario's Electrical Safety Authority ties to knob and tube wiring. It recommends a Licensed Electrical Contractor assessment, and we work alongside your electrician.

Short answers on permits, theatres and cameras.

Do I need a heritage permit for a smart home in Rosedale?

Heritage permits in Rosedale depend on what shows from outside. Rosedale's two heritage district plans regulate alterations visible from the street, such as antennas, vents and outdoor air conditioning units, while interior work and exterior lights are exempt. AVAS Automation plans equipment out of sight and tells you before quoting if anything would need a heritage permit.

Can you build a home theatre in a Rosedale home?

AVAS Automation builds home theatres in Rosedale homes, either a dedicated lower level room or a media room with the screen and speakers built into the millwork. It all happens inside, so nothing changes from the street, and the theatre runs from the same Control4 app as your lights and music.

Do security cameras need a heritage permit in Rosedale?

Rosedale's two heritage district plans do not mention security cameras or video doorbells, but require a heritage permit for alterations visible from the street, which can include a lane or ravine park. AVAS Automation aims cameras at your own property only and flags anything visible before quoting.
